Can you hold a place before I apply?
Unfortunately, we can not hold a property without an approved application, deposit paid, and the lease is signed. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We do not collect last month’s rent at move in. Your last month’s rent won’t be due until the 1st day of the last month of your residency. We will collect your first month’s rent along with your security deposit at move in. -
How old do you have to be to apply?
Everyone over the age of 18 must submit an application. -
Is the deposit refundable?
Your security deposit is fully refundable upon move out. -
Who needs a cosigner?
If you have credit concerns or do not quite meet our qualifying criteria, you do have the ability to add an additional lease holder to your application. -

How do I pay rent?
Your Tenant Portal is the easiest way to view and manage your rent payments. You can set up Autopay to set it and forget it and take out the worry of potential late fees. Additionally, you have the ability to pay online via ACH (free!), pay cash via PayNearMe, or mail in a check or money order. -
I want to get a pet. What should I do?
Please submit a pet application prior to bringing your new furry baby home online here. Once the $150 pet fee has been paid and the application is completed, we will also need to update your lease to include your pet on your animal agreement and collect your pet deposit. I want to move out, but my roommate wants to stay. What do I do?
Please contact our office. We will need to verify income of all tenants that wish to remain in the home and then update the lease agreement. Once the $100 Lease Modification Fee has been paid and income has been verified, we will send out necessary documentation to remove the tenant that is leaving. -
My lease expiration is coming and I want to move out. What do I do?
We always hate to see our residents leave. If there is anything we may be able to do to keep your tenancy, please let us know. We can’t always oblige, but it's always worth asking the question. If you would like to submit your written move out notice at least 60 days prior to your move out date, please do so within your Tenant Portal by selecting “Move Out Notice” on your main Summary page. -
Who is responsible for paying for repairs & maintenance requests?
The property owner is financially responsible for most maintenance repairs. However, your lease does stipulate your responsibility for things such as light bulbs and batteries, pest control, air filters, lost key replacement, refrigerator water filters if applicable, and any repairs that are a result of the tenants and/or their guests. This does include plumbing stoppages that are caused by anything other than tree roots penetrating the sewer line.
